Edgehill scores at Southern House, Otterbourne

Edgehill has secured two major lettings at its recently acquired Southern House, Otterbourne near Winchester office campus. The scheme, purchased from Southern Water in April 2007 has been vacated by Southern Water and the Audit Commission, leaving approximately 30,000 sq ft of offices available on two wings. The Secretary of State for Health has taken a lease of the ground and 1st floor of the east wing in its existing condition, totaling approximately 15,000 sq ft, at a rent equating to £14.20 per sq ft on a 10 year lease subject to a tenant option to determine at the end of the 5th year.
The South Central Ambulance Service have taken a lease on the ground and first floor of the north wing with 100 car spaces for its Control Centre & office headquarters. The accommodation totals approximately 13,911 sq ft, held on a new 20 year lease subject to a tenants option to determine at the end of the 15th year at a headline rent of £15.00 per sq ft, before additional car spaces and rent free.
Hollis Hockley acted for Edgehill, The Secretary of State for Health was represented by Reddin-Clancy, Savills (Southampton) acted for the South Central Ambulance Trust, and Vail Williams acted on behalf of the Audit Commission who surrendered their lease co-terminusly to the Landlords with the re-letting to the Ambulance Service. Charles Allison of Edgehill said "these lettings support our faith in the scheme which is very well located midway between Junction 11 and 12 of the M3 Motorway between Winchester and Chandlers Ford. Given the number of parties involved, concluding these transactions has taken longer than we would have liked, but we are delighted with the result".
