Over the last 12 months, Hollis Hockley has provided professional advice and secured major lettings, for clients on a wide range of warehouse units within the firm’s core M3 market.
Business and transactions have been arranged with Airbus, Leverton, Blatchford, Capricorn Automotive, UL, Howdens Joinery, Screwfix, Harris Systems and Pilkington UK.
As has been well publicised, the supply of good quality warehousing is now at its lowest level in decades, primarily due to the lack of speculative development in the years following the 2008/2010 recession and with the upward surge of demand for B8 space post this period, driven substantially by the increase in online retailing.
Headline rents have reacted in line with the lack of supply, resulting in significant increases across the region. Prime headline rents have now reached approximately £11 – £12 per sq ft per annum exclusive.
Hollis Hockley is involved in two of the flagship schemes developed in recent years at Voyager in Farnborough – where the last remaining unit of 43,000 sq ft is available – and Kier Property’s scheme at Logistics City at Houndmills in Basingstoke, where there is strong interest in the three unit development, for which practical completion is due shortly.
